Rust Stains on San Diego Commercial Concrete: Assess Before Washing
Understand rust staining on commercial concrete in San Diego and why specialty treatment needs surface tests and source control.

Rust staining has a source
Orange marks can originate near metal fixtures, furniture, irrigation or other site conditions. Identify likely sources before treating the surface. Washing may improve surrounding dirt without removing the stain. If the source remains active, marks may return even after an appropriate specialty cleaning treatment.
Test the actual concrete
Decorative concrete, coatings and nearby finishes can react differently to stain-removal products. A small test area helps establish likely improvement and potential changes to appearance. Avoid assuming all orange marks are the same or that ordinary pressure washing can solve them without separate treatment.
Protect metal, plants and drainage
Specialty cleaners require precautions for adjacent materials and wash-water handling. Stronger chemistry is not automatically a better choice. Ask about product instructions, protection and collection of residue. Do not direct contaminated runoff into a storm drain or planted area simply because the treated patch is small.
Set realistic scope and expectations
Identify the stain areas separately from routine sidewalk cleaning in the quote. Ask whether treatment is included and what limitations are visible during inspection. Deep stains or damaged coatings may remain. Surface cleaning cannot repair corroded fixtures, so maintenance of the source may need another qualified trade.
